What services do you provide when someone buys a lot? Our goal is to make buying a lot a pleasant and easy experience for you! We do that for you in a variety of ways. Our lots have property lines clearly marked, so when you visit in person, you will know exactly where the relevant boundaries are. Most of our lots also have unwanted trees and underbrush cleared, so you can appreciate the wonderful water views most lots have. Many times we also clear one or more possible homesites, and put in a basic driveway. Additionally, many of our lots have the necessary permits already approved for you. These typically include dock permits, and septic system permits. We’ve found this gives most buyers added peace of mind to know these things have already been taken care of. Primary factors are: quality of view, slope of lot, acreage, how much waterfront, neighborhood or subdivision, location on the lake, and extent of improvements (i.e clearing of trees, excavation, rip rap, if necessary permits have been obtained, etc.). Of course, individual preferences vary, but the above factors are generally seen to have the greatest impact on a lot’s value. A lot that "has it all" will command the highest price. For example, a lot that has a fantastic wide water view and gentle slope will typically cost more than the same lot with a steep slope. An uncleared lot with no dock permit will generally be priced lower than a lot that has been cleared and rip-rapped, and has a dock permit already approved.
