2025 yearly dues are $465 for houses and $290 for an undeveloped lots.
Prior to building, there is a one-time Building Fee of $900 and a returnable Road Bond Fee of $2,000.
All houses are required to have a well and septic system.
Minimum square footage for a house is 1,200 square feet for a one-story dwelling or 1,300 square feet for a dwelling of more than one story.
A house must be built before any outbuildings are erected.
Modular houses are allowed, trailers or double-wides are not.
No camping on undeveloped lots.
Xfinity is available for the majority of the neighborhood. Zitel (fiber optic internet) is coming in July 2025 for the whole community.
All owners have access to the boat ramp, beach, clubhouse, playground and tennis court.
