		<description>i am looking at a property with 3 acres, 200 feet of waterfront, a flat area for a house, then 20 feet medium slope to the water from the home site. it is located in a small cove and you can see into the larger area of the lake from the lot. there is a railroad trellace on a bridge over the front part of the cove. the cove is deep enough for boats, but the price of 35k seems a lot. is this an accurate price for this lot?</description>
